2 cups (283g) all-purpose flour ((scoop and level to measure))

2 tsp granulated sugar

2 tsp baking powder

1/2 tsp baking soda

1/2 tsp salt

1/4 tsp freshly ground black pepper

1/2 cup (113g) salted butter, (cold and diced into small cubes)

1 cup (4 oz) Cheddar Cheese

3 Tbsp chopped fresh chives

1 cup (235ml) buttermilk
